General access to the property:

On route 27, take the exit to the costanera (Jose Maria Castro Madriz) towards Jacó. After approximately 2 km, take the exit on the right towards Lagunilla (there is a sign). Continue approximately 12 km to the SOUTHWEST until you reach the Public School of Bajamar. There, at the crossroads, take the right until you reach Peñón de Bajamar street (*not to be confused with Peñón de Guacalillo)

Inside the property:

To access the large lagoon and the large beach, you enter through Peñón de Bajamar street, entering from the WEST side of the property. To enter the small lagoon and the small beach, you must access from the EAST side. Both lagoon and sea are connect at high tide.

It means that it is a farm that has a title granted by the Spanish Royal Crown that allows it to be excluded from the Water Law known as the Ley de la Milla Marítima. This Law includes all the beaches of the Costa Rican coast where the State issues a certificate of concession of use for a certain time.

Not being under the concession regime, all developments and projects belong entirely to the owner of the property. In addition, you should not pay to maintain that permit.

The farm is composed of 3 large areas:

  1. From Calle Bajamar to the NORTH, the elevation ranges from 20 to 40 meters above sea level, it is an undulating area with views of the sea.
  2. Flat surface on the WEST side of the cliff at levels from 0 to 4 m.a.s.l.; and wavy surface on the EAST side, with elevations ranging from 0 to 20 m.a.s.l.
  3. The Mangrove Area is of flat topography and goes to a height from 0 to 1.5 m.a.s.l.

The mangroves located on this property are under property title granted by the Spanish Royal Crown and are titled property in the Costa Rican national registry. However, according to several national laws, all mangroves and wetlands are public and therefore, are subject to national authorities for proper management and conservation in order to preserve and conserve ecosystems and biodiversity reservoirs.

In other words, minor works can be done, but it is prohibited to destroy or construct buildings and heavy infrastructure in wetland and mangrove areas.

The use of a mangrove can NOT be changed due to environmental criteria of sustainability and protection.

In this case, the uses are limited from the point of view of infrastructure development and construction. However, some changes can be made following the provisions for the use and management of mangroves, subject to the Costa Rican authorities.

Some uses are: trails for rural and academic tourism; flora and fauna monitoring stations; bird watching.

The most important thing is that real estate and/or hotel projects that are developed in other areas of the property can opt for a qualify for carbon footprint mitigation certification in all their activities. In other words, having a mangrove can be a great environmental economic benefit!
