These are the requirements to sell your property with Nativu

The person who signs the representation agreement must be the registered owner of the property or a person with the corresponding legal rights to dispose of it. This seeks to guarantee security to each of the parties involved in the buying and selling process.

If the property has multiple owners, all of them must agree to sell and there must be a consensus on the initial sale price prior to publication.

It is necessary to provide copy of:

  • Cadastral plan.
  • ‘Folio Real’: it is used to confirm a basic study in the national registry and to see if there are liens, mortgages, or limitations of any kind on the property.
  • Land use (sometimes). It is obtained formally in the municipality or its online site. It is not mandatory, but it will be necessary in very specific cases when the property is going to be used for commercial purposes, development, or for a future construction of some kind.
  • There may be other requirements such as water availability or other details that vary by location and type of property.

The representation agreement is a document that is signed for a period of 12 negotiable months. At Nativu we have two types of agreements: the open and the exclusive; which is when the Nativu advisor is authorized the exclusive right of representing the property in the market.

Round between 5% to 8% of the total final value of the sale (+ IVA). The percentage depends on the type of the property & area where is located. And it is charged together with IVA since Nativu is a company registered with SUGEF and an electronic invoice is issued.

Before signing the representation agreement, the advisor visits the property to verify its current status. It is necessary to have the initial conversation about estimated prices and obtain information that the adviser may consider important for the sale.

The taking of photographs for the website is after the signing of the representation agreement.
