Within our work as Costa Ricans and land owners, we must make the declaration of property. And in some cases certain people must request their exoneration. Next we will be reviewing what each of these concepts are and the step-by-step of how to comply with them. From the comfort of your home, online!
What is the Declaration of Property?
First of all it is important to know: what is the property tax? This is a tax that is established in favor of the municipalities, where a percentage is paid for owning land and the fixed and permanent facilities or constructions that exist within said land.
The declaration of property is the update of the value of the land and the construction that includes the property. That is when you let the municipality know of a construction on your land (whether you built a 2nd floor, built a pool, etc.) that added value to your property. Based on this declaration that you make, the collection of real estate tax will be established. Which is a total annual tax, which is paid in three quarters.
The declaration must be presented by all those natural or legal persons who own properties registered or not before the National Registry every five years. This should normally be done by going to the corresponding municipality and declaring their assets. Now for the inhabitants of Sán José the municipality has enabled a platform to process this declaration online …
How to do it?
- Enter the Website of the Municipality of San José
The link for the online declaration of property is here.
- Enter the Owner information
In this section they will ask for your full name, ID number, address, personal contact information and if you have it, the information of a legal representative.
- Data of the Property
Here they will ask for the San José district to which the property belongs, the farm number, and the land registry number.
- Fill In the Construction Data
Here you have 3 spaces to fill, with several columns. These consist of: Type of Construction, age, state of conservation, material external / internal wall / ceilings / ceilings, number of floors, number of bathrooms, and built area.
This is a new great benefit for the inhabitants of San José since they will not have to make all the lines that this process incurred, and now they will be able to do it from the comfort of their home.
