We followed the sale made by our Nativu Cartago advisor, Ciany Devoto, to clarify some of the main questions about the role of the advisor in the sale of a lot.

What does an advisor do to sell a lot?

The first thing we do is evaluate the land to determine its value in the current market. Considering location, size, topography, access to public services, legal restrictions, among other factors.

The key is to inform us as much as possible about the property to show the potential of the land, its unique characteristics and possible uses (residential, commercial, industrial, etc.).

How is the lot positioned in the right market?

We create marketing strategies to attract potential buyers. This may include online advertisements, billboards, social media, email marketing and other.

A good real estate advisor makes the most of their network of contacts to connect the property to investment clients or clients who have the necessary buyer profile.

What is done in the negotiation and closing?

Once there are one or more interested buyers, the real estate advisor acts as an intermediary between the seller and the buyer, facilitating negotiations to reach an agreement that satisfies both parties.

Due diligence is performed and the closing process is coordinated and monitored, ensuring that all parties meet their contractual obligations and that the transaction is completed appropriately.
