  • Durable and resilient.  The construction should use materials of high quality and strength. As for floors, the use of macro-tiles prevails, and super-flat floor systems.
  • Multifaceted.  What has been changing are the uses of customers, so the design must prove to be multifaceted; warehouses that can accommodate all kinds of merchandise and product.
  • A lot of height.  The trend is to go to a free height of 12 meters to take advantage of the cubic capacity. In this sense, it is complemented by the incorporation of logistics equipment to work these heights.
  • Air conditioning.  In the case of housing products that need a controlled environment, the warehouses must have the space and technological structure in such a way that they have the ability to automate the facilities if required by the operation.
  • Location and accessibility.  Customers require large containers to be in and out with direct access to the road. In addition to proximity to ports and airports. As for the operation to the warehouses, there must be wide access streets and sufficient parking for the customers’ fleets. The Free Trade Zone is an incentive for exports that allows the development of industrial, commercial and service activities, under special regulations, in exchange, tax, customs and foreign trade matters. The benefitsof the free zone are customs extraterritoriality.

  • Requirements for companies in Free Trade Zones in Costa Rica:

Minimum investment of 10 million dollars for a commercial activity considered as a “megaproject”, regardless of its location. Manufacturing companies must maintain a minimum of 200 employees on the payroll at the start of productive operations.

  • The Free Zones (RZF) regime is defined in Costa Rica as the set of incentives and benefits granted by the country to companies that make new investments and comply with local requirements and obligations. This regime is regulated by the Free Zones Law No. 7210 and its regulations.
  • Benefits: At the highest level, free zone companies  provide the country with hard currency capital, jobs generally more modern than those available locally; development of high-value chains for local suppliers; access to new markets to which these companies will export their goods and services.
  • How do they operate? : The Free Zones regime  represents approximately 50% of Costa Rica’s commercial shipments abroad, but companies that benefit from the status and jurisdiction of free zones, and that can benefit from the incentives, must comply with the legally stipulated requirements.
  • How many free zones are there in Costa Rica? The regime in Costa Rica has existed since 1990. There are currently  41 Free Zones that house 375 companies generating 115,161 direct jobs and almost 57,441 indirect jobs. Additionally, these companies generate 120,000  direct employees and 57,000  indirect jobs for a total of 172,000 jobs. Those 120,000 people that the Free Zones employ directly pay them $ 2,117 million in salaries and $ 786 million in social charges per year.

An industrial zone is a certain area in which industrial activity can be carried out, such as: production and manufacture of electronics, food products, cosmetics, raw materials for construction, among others.

The main industries in Costa Rica are: manufacturing (food, beverages and tobacco; textiles, leather and footwear; wood; paper, printing and publishing; chemicals, plastic, rubber and pharmaceuticals; concrete, ceramics and glass; metalworking, others).

Industrial parks have the particularity of having a series of services, such as: electricity supply, water supply with various types of treatment, depending on the use you want to give it, such as, for example, for drinking use, for boilers, or for cooling, etc.

In recent years, warehouse projects in Costa Rica have increased. In the Greater Metropolitan Area (GAM), projects totaling 133,300 square meters (m²) are under construction, according to the Market Beat Costa Rica Industrial 3Q 2018 report, by the firm Cushman & Wakefield.

In Costa Rica, warehouses can be classified into three different categories according to their characteristics: A, B, and C. The latter two have more limited dimensions and even lack some elements of more modern warehouses, such as platforms.

New prominent project in Limon: The “Plataforma Logística Caribe” (PLACA) project is under development on a 30-hectare plot located five kilometers from the Moín Container Terminal, in the vicinity of the route 32, road section that goes from Limón to San José. It has full environmental feasibility approved by SETENA, with a Free Zone operating license.
