As for the purchase of a lot, many variables arise that cause uncertainty in the consumer, such as: Where to buy the lot? What processes should I follow to make the purchase effective? Will the lot serve to meet initial expectations?
Here are details that you should not forget to ask yourself if you have in mind to purchase a lot.
Where to buy the lot?
Regulatory plan
This question may be the one that can have the most impact on the decision, since it involves many factors. When buying and searching for a lot, it is highly possible that only commercial or personal factors are taken into account.
Among the personal reasons, it may arise that the area where the lot is located is near the city or away from it. Regarding commercial reasons, a target town, proximity to places where many people converge and accessibility to the lot to buy can be taken into account. On the other hand, there are variables of greater weight that are not taken into account.
Availability of public services
Costa Rica has one of the best electric and potable water coverage in Latin America. The percentage of electrical coverage is 99.4% according to the Costa Rican Institute of Electricity (ICE) and a drinking water coverage of 93.4% of the population, according to the Costa Rican Institute of Aqueducts and Sewers (AyA).
However, if the lot does not have the minimum services, the investor must coordinate, with the municipality and the other inhabitants of the community, the installation process. Which can increase the final costs of the batch indirectly and lengthen the process.
What can I do and what not in the lot?
Regulatory plan
Each municipality in the country, has the obligation to regulate the development and organization of the different projects that occur in the area. Therefore, each municipality has a regulatory plan that governs and limits the use that can be given to the soil depending on the area.
“The certificate of land use is a necessary requirement for the operation of commercial establishments, the issuance of construction licenses, among others. They are also used by individuals to know what use can be given to a certain property.”

No investor will buy a lot, in which, the activity for which it was intended to be destined, is prohibited by the regulatory plan when its use is limited. On the other hand, the regulatory plan also indicates the percentage of the lot that can be used and the withdrawal that must be taken. These last two can compromise the usable area of the lot.
Topography and geology of the area
These two themes are of utmost importance and will have a direct relationship with the price if you want to build, since a relief or topography with a lot of slope makes construction difficult. In addition, this involves adding a soil control system, which means an increase in the final cost of the project.
In case the investor does not have knowledge of the subject, it is advisable to consult with a professional.
