NATIVU Costa Rica continues to offer a full range of experience for sellers, property owners and managers of properties in Costa Rica. We’ve adapted our efforts to stay digitally connected and help clients through online consultations, video tours, and in-person property visits on a limited basis…  

The NATIVU team will guide you. We follow a careful protocol when coordinating appointments, visits or property tours to your property. We will keep in-person visits to an absolute minimum while maximizing exposure and opportunity for your property.

Initial considerations for the visit (property owner)

Please tell your NATIVU advisor if you have tested positive for Coronavirus, present any COVID-19 related symptoms, have knowingly been in contact with a person confirmed with the infectious disease, or traveled outside the country in the last 14 days.

Visits and in-person activities with NATIVU Costa Rica are restricted to the lowest number of people possible. In most cases, the our team will work to limit property visits to 2 individuals: the potential client and the NATIVU advisor. In some cases, one other member of the potential client household may participate, and if they have an external agent representing them this can be coordinated separately prior to the visit.  Any other individuals, property inspectors or household members will either be limited to a virtual visit or require further programming. Keep in mind that during the visit we must limit presence to 1 person per 4m2 (roughly 53 sq.ft.) so additional participants can complicate movement or conversation within the property.

If you have any other visitors to the property on the same day as our scheduled visit, a minimum of 1.5 hours (90 minutes) should be programmed between visits or showings in order to avoid possible overlap due to delays and to allow for enough time to clean and disinfect from prior visits. 

As always, communication is key.  Make sure that you stay in contact with your NATIVU advisor, keep them updated and follow the advice that they put forward. They will be able to explain their own procedures and how they are managing the safety for staff, clients and team.  

Guidelines BEFORE the visit (property owner)

  1. Please notify the NATIVU advisor of any residents or staff that will be on the property during the visit. 
  2. Minimize the need for doors to be opened.  Keep all room doors open through the house so people do not need to use door handles.
  3. Turn on the lights and open curtains.  To avoid unnecessary contact, please open all curtains and turn on all appropriate lights and lighting accents throughout the home. 
  4. Setup any special features. If your home has a fireplace, fountain, cinema, audio system, or any other specialty features, please make sure they are operating prior to the visit.  The NATIVU advisor can help as necessary, but ideally you or your staff will prepare this to avoid unnecessary contact. Feel free to ask if you have any doubts.
  5. Confine or move pets so they are not present in common areas during the visit.
  6. Remove non-essential items from surface and countertops and from any area included in the visit.  This includes temporarily putting away any dishes, cups or fruit in the kitchen, toys, or other unnecessary items.
  7. Be patient.  Social distancing might make things a little different than you expected.  The NATIVU advisor will work to make this easier as possible, but it will require more attention and flexibility for all. 

Guidelines DURING the visit (property owner)

  1. The NATIVU Costa Rica team will make all efforts possible to limit or reduce the number of people present at the property during the visit. 
  2. Please step outside the home if possible. It’s a good time to walk the dog or take a stroll in the backyard.  Property visits are usually more fruitful if the occupants or owners are not active participants.
  3. Be patient. Social distancing might make things a little different than you expected.  The NATIVU advisor will work to make this easier as possible, but it will require more attention and flexibility for all. 

Guidelines AFTER the visit (property owner)

  1. The NATIVU advisor will wipe down any surface they were in direct contact with during the visit.
  2. Clean the premises afterwards, especially the areas that the agent or participants have touched.  It may be good to wipe down any sensitive areas such as countertops or door handles that they may have been close to.
  3. Disinfect the shoe area outside the entrance.
  4. Remember to turn off unnecessary lights, features, and replace the non-essential items stored during the visit.  
  5. Ask the advisor.  As usual, if you have any questions or need further guidance please contact the NATIVU advisor directly.

Notify us of any symptoms.  If you test positive for Coronavirus in the 14 days after the visit please notify your advisor or the NATIVU team.

As a property owner or property manager you share the responsibility of health and safety not only for yourself and your family, but also for the people you engage with including the NATIVU team, potential buyers and renters, and other community members.
